Newport Beach, California

Job TypeDirect Hire

A national, multidisciplinary architecture, engineering, and development firm is hiring a Due Diligence Coordinator in Newport Beach, CA. You'll own due diligence for commercial land development projects, from site identification through entitlement and into pre-construction, and you'll be the person who spots zoning, utility, and environmental risk before it hits the schedule or budget. If you've worked through entitlement and site feasibility on commercial sites and want to run the whole diligence process, this role is built for you.

What you'll do

  • Lead due diligence for commercial land development projects from site identification through entitlement and into pre-construction.
  • Research and interpret zoning ordinances, overlay districts, comprehensive plans, development codes, and environmental, stormwater, and utility regulations, then flag entitlement risks with mitigation strategies.
  • Run preliminary site feasibility: access and circulation, setbacks, height limits, FAR, parking, floodplain, wetlands, easements, and deed restrictions.
  • Coordinate boundary, topographic, and ALTA/NSPS surveys, geotechnical investigations, Phase I/II ESAs, wetlands delineation, and utility availability and capacity confirmation.
  • Procure, scope, and manage geotechnical, environmental, traffic, survey, and utility consultants, and hold them to schedule and contracted fees.
  • Write Due Diligence Reports and executive memos, and track critical real estate agreement dates, contingencies, and milestones.
  • Build development schedules with critical path methods, and help develop and monitor due diligence and entitlement budgets.

What you bring

  • Bachelor's degree in Architecture, Landscape Architecture, Civil Engineering, Urban Planning, Construction Management, or a related field (required).
  • 5+ years of commercial land development or entitlement experience within a design firm or development company.
  • Strong understanding of zoning and entitlement processes, building codes, land development regulations, and utility infrastructure and capacity analysis.
  • Working knowledge of structural, MEP, civil, and geotechnical systems, environmental permitting, and real estate development agreements and contingencies.
  • Proficiency in Microsoft Office, MS Project or a comparable project management platform, and document management systems.
  • Clear written and verbal communication, including executive-level reporting.
  • Experience managing consultants and coordinating multidisciplinary design teams (preferred).

Why this role

  • You're the central point of integration between ownership and development reps, internal civil, architectural, structural, and MEP teams, and outside consultants.
  • Your findings become actionable design criteria and drive value engineering decisions.
  • You report project status directly to the Managing Director, Studio Director, and Development Manager.
  • It's an individual contributor role focused entirely on due diligence and entitlement work, with no supervisory load.

Compensation: $70,000 – $85,000 per year
