Senior Finance Associate
Our client, a national real estate investment and development firm focused on affordable multifamily housing, is seeking a Senior Finance Associate to take ownership of property-level financial operations across a growing portfolio. Reporting to the Finance Manager, you will work hand-in-hand with the third-party property management companies that operate the portfolio — taking in their monthly reporting, validating and cleaning the data, analyzing what it says, and getting it into the company's systems — while owning annual budgets, quarterly valuations, waterfall distributions, and the lender reporting that keeps the portfolio on track. This is a seat for a strong accountant who is ready to step out of a purely accounting role and into analysis.
Key Responsibilities
· Own the financials for the real estate portfolio, including annual budgets, review of the monthly financials prepared by the third-party property management companies, and budget-to-actual analysis
· Receive property-level reporting from the property managers, validate and clean the data, and get it into the company's systems
· Prepare quarterly valuations for all real estate holdings, including normalized net operating income and discounted cash flow models
· Coordinate property-level financial statement audits with the property management companies and outside accounting firms
· Calculate periodic distributions for real estate entities based on the waterfall terms in the underlying partnership agreements and loan documents
· Maintain a quarterly schedule of real estate owned, tracking DSCR, LTV, and other metrics requested by lenders
· Partner with asset management and development to maintain a newly built database of property-level metrics, and help build out automated reporting on top of it
· Provide investment transaction, development fee, and asset management fee calculations to corporate accounting for the quarterly financial statements
· Design, implement, and continually strengthen the policies, procedures, and controls used by the finance team and by the property management companies

Qualifications
· Bachelor's degree in accounting, finance, or business
· 3-5 years of experience in accounting or finance
· CPA license preferred
· Big 4 or national public accounting firm background strongly preferred; audit background strongly preferred
· Real estate and partnership accounting experience preferred
· Exposure to low-income housing tax credits and/or investment management a plus
· Highly proficient in Excel
· Able to manage several projects at once, prioritize the deliverables that matter, and work independently in a growing, entrepreneurial environment
· Strong written and verbal communication, with the judgment to deal with confidential information and the ease to work with every level of the organization and with outside partners
