Controller
Our client, a well-established commercial real estate owner-operator with a retail-focused portfolio across several states, is seeking a hands-on Controller to lead accounting for its property portfolio. Reporting to the CFO, you will own the close, property budgeting, tenant recoveries, and the accounting behind acquisitions and dispositions — while leading and developing a small team and helping modernize the group's systems and processes.
Key Responsibilities
• Run the close each month, quarter, and year end — from reconciliations and accruals through financial statement review.
• Own CAM and other tenant recoveries end to end: reconciliations, billings, true-ups, and resolving tenant questions.
• Build the annual property budgets and track results against them to inform ownership decisions.
• Oversee AP, AR, collections, and the general ledger.
• Strengthen accounting policies, controls, and workflows as the function scales.
• Keep property insurance certificates and renewals current, and coordinate claims with brokers and site teams.
• Lead and develop a small accounting team.
• Handle the accounting for acquisitions, dispositions, and property onboarding and transitions.
• Prepare and coordinate reporting for auditors, tax, lenders, and ownership.
• Work with property management leaders to tighten how finance and operations connect.

Qualifications
• Bachelor's degree in Accounting, Finance, or a related field.
• CPA preferred.
• At least seven years of progressive accounting experience, including time leading a team.
• A background in commercial or retail real estate accounting; property management experience is ideal.
• Solid grounding in financial reporting, reconciliations, the close, and property budgeting.
• Hands-on experience with property management accounting software (MRI a plus).
• Strong Excel skills and openness to using automation and AI in day-to-day accounting.
• Detail-oriented, with the ability to juggle competing priorities.
