Our client, a well-established commercial real estate owner-operator with a retail-focused portfolio across several states, is seeking a hands-on Controller to lead accounting for its property portfolio. Reporting to the CFO, you will own the close, property budgeting, tenant recoveries, and the accounting behind acquisitions and dispositions — while leading and developing a small team and helping modernize the group's systems and processes.

Key Responsibilities

   Run the close each month, quarter, and year end — from reconciliations and accruals through financial statement review.

    Own CAM and other tenant recoveries end to end: reconciliations, billings, true-ups, and resolving tenant questions.

    Build the annual property budgets and track results against them to inform ownership decisions.

    Oversee AP, AR, collections, and the general ledger.

    Strengthen accounting policies, controls, and workflows as the function scales.

    Keep property insurance certificates and renewals current, and coordinate claims with brokers and site teams.

    Lead and develop a small accounting team.

    Handle the accounting for acquisitions, dispositions, and property onboarding and transitions.

    Prepare and coordinate reporting for auditors, tax, lenders, and ownership.

    Work with property management leaders to tighten how finance and operations connect.

Qualifications

    Bachelor's degree in Accounting, Finance, or a related field.

    CPA preferred.

    At least seven years of progressive accounting experience, including time leading a team.

    A background in commercial or retail real estate accounting; property management experience is ideal.

    Solid grounding in financial reporting, reconciliations, the close, and property budgeting.

    Hands-on experience with property management accounting software (MRI a plus).

    Strong Excel skills and openness to using automation and AI in day-to-day accounting.

    Detail-oriented, with the ability to juggle competing priorities.
