Job Summary
This position is responsible for the operation, maintenance, and repair of all HVAC, plumbing, and electrical building systems and equipment, as well as general building and grounds upkeep.
Principal Duties and Responsibilities
• Perform routine HVAC, electrical, plumbing, and carpentry repairs, along with preventative maintenance in a commercial office building environment.
• Troubleshoot and resolve system issues, address temperature concerns, replace air filters, lubricate equipment, and maintain refrigeration systems.
• Replace light bulbs and water filters; service shade system motors; repair or replace door hardware and locks; complete painting tasks; and install artwork, signage, whiteboards, and monitors.
• Operate building temperature control, lighting control, and shade management systems.
• Respond to building‑related issues including work order requests, temperature complaints, water leaks, and pest or insect concerns.
• Conduct safety inspections to ensure compliance with OSHA, fire code, and building code requirements, and monitor contractors for adherence to the same standards.
• Participate in an on‑call rotation and provide support during off‑hours when specialized expertise is required.
• Work in environments that may involve chemicals or other potentially hazardous conditions.
• Perform additional duties as assigned.
Knowledge, Skills, and Abilities
• Valid S2 or D2 HVAC trade license required.
• Minimum of six years of commercial experience preferred.
• Universal EPA certification, CPR certification, and a valid driver’s license required.
• Completion of OSHA‑required training (e.g., BBP, PPE, respirator use, lockout/tagout, confined space, HAZCOM).
• Ability to read and interpret blueprints, as‑built drawings, sketches, and wiring
diagrams.
• Experience working with district heating and cooling loop systems.
• Strong knowledge of commercial HVAC, plumbing, and electrical system operation and maintenance.
• Experience with building automation systems such as Schneider Electric, Honeywell, or Alerton is preferred.
• Proficiency in safely operating a variety of tools and equipment.
• Strong analytical and technical decision‑making skills.
• Effective planning and organizational abilities.
• Proficiency with computers and software systems including building management systems, shade control systems, and preventative maintenance platforms.
• Ability to work independently and lead projects when required.
Compensation
$70,000-80,000 base salary
