Property Manager – Affordable Housing

Corporate Hiring Solutions (CHS) is seeking an experienced Property Manager for a 100-unit affordable housing community in Easley, South Carolina.

Our client is looking for a property management professional who understands that successful affordable housing management requires more than simply managing a property—it requires building trust, communicating effectively, and connecting with residents on their level.

The ideal candidate will have previous affordable housing property management experience, a strong understanding of compliance requirements, and the ability to work with residents from a variety of backgrounds with professionalism, patience, and respect.

Position Details

  • Schedule: Monday–Friday
  • Hours: 8:00 AM–5:00 PM
  • Friday: Office closes at noon
  • Work Week: 40 hours
  • Employment Type: Full-Time

Position Summary

The Property Manager will have overall responsibility for the day-to-day operations of the 100-unit affordable housing community.

This individual will oversee property operations, resident relations, leasing and occupancy, documentation, maintenance coordination, collections, compliance, and administrative responsibilities while ensuring the property operates efficiently and residents receive a high level of service.

The ability to connect with residents is extremely important to our client.

We are looking for someone who can communicate with residents respectfully and effectively, understand their concerns, establish appropriate boundaries, and build positive relationships within the community.

Key Responsibilities

  • Manage the daily operations of the 100-unit affordable housing community.
  • Build positive, professional relationships with residents.
  • Communicate with residents in a respectful, patient, and approachable manner.
  • Address resident concerns, questions, and issues promptly and professionally.
  • Manage leasing, move-ins, move-outs, renewals, and resident documentation.
  • Maintain accurate and complete resident files and property records.
  • Monitor occupancy and work toward maintaining strong occupancy levels.
  • Coordinate rent collection and follow established procedures for delinquent accounts.
  • Coordinate maintenance requests and work closely with maintenance personnel and vendors.
  • Conduct property inspections and monitor the overall condition of the community.
  • Ensure common areas and grounds are maintained appropriately.
  • Maintain accurate records and documentation related to residents and property operations.
  • Follow affordable housing program requirements and applicable policies.
  • Stay informed regarding applicable South Carolina laws and affordable housing requirements.
  • Assist with compliance reviews, audits, inspections, and required reporting.
  • Maintain confidentiality of resident and property information.
  • Work with ownership and/or management leadership regarding property performance and resident issues.
  • Enforce property policies consistently, fairly, and professionally.
  • Assist with budgeting, purchasing, vendor coordination, and other administrative responsibilities as needed.
  • Maintain a professional, organized, and welcoming property office.
  • Perform other property management duties as assigned.

Qualifications

Affordable housing property management experience is strongly preferred.

The ideal candidate will have:

  • Previous experience managing an affordable housing community.
  • Strong knowledge of affordable housing policies and procedures.
  • Familiarity with South Carolina laws and regulations related to affordable housing is highly desirable.
  • Strong resident relations and customer service skills.
  • Excellent organizational and time-management abilities.
  • Exceptional attention to detail.
  • Ability to maintain accurate files and documentation.
  • Strong written and verbal communication skills.
  • Ability to handle confidential information professionally.
  • Strong problem-solving and conflict-resolution skills.
