ESTIMATOR – HOA & RECONSTRUCTION
Location: Los Angeles or Orange County, California
Employment Type: Full-Time
Compensation: $95,000–$125,000 base salary, plus performance-based bonus
ParkerBeth Search Partners is recruiting an experienced Estimator for a long-established Southern California contractor specializing in HOA, multifamily, commercial painting, and reconstruction.
This is not a basic painting-estimator role. The company needs someone who can assess reconstruction conditions, interpret SB326 reports, understand wood replacement and carpentry scopes, and build accurate estimates that protect both margin and project execution.
The organization has operated since 1974 and is in a period of meaningful growth and modernization. Leadership is separating estimating from project management, strengthening operational accountability, and investing in systems and people who can help scale the business correctly.

WHAT YOU WILL DO
• Prepare detailed estimates for painting and reconstruction projects
• Conduct site walks and evaluate access, materials, labor, and repair conditions
• Read and interpret drawings, specifications, maintenance reports, and SB326 reports
• Develop clear scopes, assumptions, exclusions, takeoffs, and proposal pricing
• Solicit and evaluate vendor and subcontractor pricing
• Manage bid timelines, RFIs, revisions, and internal approvals
• Partner with business development, production, and project management
• Support clean project handoffs from estimating into operations
• Track estimate accuracy, win rates, and gross-margin performance
• Mentor junior estimators and improve estimating consistency
WHAT YOU BRING
• Five or more years of construction estimating experience
• Reconstruction, building repair, restoration, or occupied-property experience
• Strong knowledge of wood replacement, decks, carpentry, and related repair scopes
• Ability to interpret SB326 reports and consultant recommendations
• HOA, multifamily, or community-association experience preferred
• Strong understanding of labor, materials, production rates, and project risk
• Experience with Infor, Sage, or comparable estimating and accounting systems
• Clear client communication and proposal-development skills
• Valid driver’s license and reliable transportation
COMPENSATION & BENEFITS
• Base salary: $95,000–$125,000, depending on experience
