Location: Sacramento, California
Work Arrangement: Hybrid; 3 days in-office (Tuesday through Thursday) with regular presence at properties and flexibility based on operational needs
Compensation: $180,000–$210,000
Position Summary
A mission-driven affordable housing organization in the Sacramento region is seeking a Vice President of Property Operations to provide strategic and operational leadership for a growing multifamily housing portfolio.
Reporting to the CEO and serving as a member of the executive leadership team, the Vice President will be accountable for the financial, operational, people, risk, compliance, and resident-service performance of the portfolio. This leader will strengthen the Property Operations leadership team, establish clear expectations and measures for performance, and help build a more proactive, accountable, and solutions-oriented culture.
This is an opportunity for an experienced property operations leader to help position an established organization for significant portfolio growth while balancing financial sustainability, operational excellence, regulatory requirements, asset stewardship, and resident experience.
Key Responsibilities
- Provide strategic leadership for a multi-site affordable housing portfolio and Property Operations department, establishing clear goals, accountability, and performance expectations.
- Lead, coach, and develop managers while building an empowered leadership structure capable of supporting organizational growth and change.
- Oversee portfolio financial and operational performance, including occupancy, collections, expenses, budgets, maintenance, unit turns, inspections, compliance, and other key operating indicators.
- Develop and implement systems, processes, KPIs, and corrective-action plans that improve consistency, efficiency, accountability, and overall portfolio performance.
- Lead operational planning for new developments, lease-ups, and transitions from Housing Development into ongoing property operations.
- Partner closely with Development, Asset Management, Finance, Resident Services, Human Resources, Information Technology, and other organizational leaders to strengthen cross-functional alignment.
- Advance continuous improvement across Property Operations, including thoughtful use of technology, data, vendor management, and process improvement while maintaining a strong resident and mission focus.
Qualifications
- 10+ years of progressive multifamily property management/operations experience in a nonprofit or mission-driven environment, including significant multi-site leadership responsibility.
- Proven experience leading through managers, developing leaders, and building an empowered, accountable team.
- Track record of leading growth, change, and operational improvement, with success in setting goals and delivering measurable results.
- Strong operational and financial management experience, including portfolio performance, budgets, KPIs, and corrective action.
- Demonstrated cross-functional leadership, with experience building alignment across Property Operations, Development, Asset Management, Finance, and Resident Services.
- Working knowledge of affordable housing property operations and compliance sufficient to effectively lead and oversee technical experts; deep technical expertise is not required.
- Experience with new-development lease-ups and transitions from development into operations.
- Demonstrated interest in leveraging technology to improve property operations, processes, and performance.
- California real estate broker license.
