The Role: VP of Acquisitions
We are seeking a dynamic, high-energy, and strategically-minded VP of Acquisitions to lead our investment sourcing and execution. This is a "hunter" role designed for an entrepreneurial professional who wants to move beyond the rigid structures of institutional firms and into a platform where they can directly impact the bottom line and share in the wealth creation of every deal.
Key Responsibilities
Deal Sourcing: Proactively identify and "hunt" for off-market and brokered value-add opportunities in student housing and market-rate multifamily sectors.

Relationship Management: Develop and maintain a deep network of brokers, owners, and industry contacts within our target geographies.

Acquisitions Oversight: Manage the end-to-end acquisition process, from initial underwriting and letters of intent (LOI) to final closing.

Investment Execution: Lead the execution of the business plan for each asset. This includes overseeing the renovation/value-add strategy before transitioning the asset to the management team.

Performance Metrics: Target investments that achieve high-teen to low-20s Internal Rate of Return (IRR) and high single-digit cash-on-cash yields.
Candidate Qualifications

Experience: Minimum of 5+ years of direct private equity commercial real estate acquisitions experience in multifamily or student housing. You must currently be active in the industry on the GP/Sponsorship side.

Expertise: Deep knowledge of value-add multifamily or student housing. While expertise in both is rare, a strong background in one with a working knowledge of the other is preferred.

Track Record: A proven "deal sheet" showcasing transactions you personally sourced, executed, and closed, with clearly defined performance metrics (IRR/Equity Multiple).

Education: A 4-year degree is required; advanced degrees in Finance or Real Estate are a plus.

Geographic Knowledge: Specific expertise in the Southeast, Midwest, and Mountain West markets is highly desirable.

Benefits:
Salary: $150,000 - $250,000 based on experience
