Position Overview

Land Resources is seeking a detail-oriented Real Estate Development Analyst to join our Scottsdale team. This role is primarily focused on portfolio reporting, forecasting, and ongoing asset analysis, while also supporting strategic initiatives such as debt compliance, public financing, and the evaluation of future investment opportunities.

The position offers exposure across the full lifecycle of our projects, from operational performance tracking and development underwriting to due diligence and transaction support. The ideal candidate is comfortable working in an entrepreneurial environment, able to manage a range of responsibilities, and eager to grow with an expanding portfolio.

Key Responsibilities

Portfolio Reporting, Forecasting & Asset Analysis

  • Maintain and update projections, operating models, and reporting packages across the firm’s asset portfolio.
  • Analyze actual performance against budget, prior projections, and evolving business plans.
  • Run sensitivities and scenario analyses to evaluate changing development assumptions, market conditions, and strategic alternatives.
  • Track key performance indicators and provide summaries, insights, and recommendations to leadership.
  • Support the preparation of monthly, quarterly, and annual reporting for internal and external stakeholders.

Financial Modeling & Strategic Analysis

  • Develop and maintain project-specific financial models in Excel, including models built from scratch to reflect unique infrastructure requirements, timing considerations, and capital structures.
  • Support underwriting and evaluation of prospective land deals, investments, and partnership opportunities.
  • Review and synthesize project reports, contracts, entitlement materials, and other diligence-related documentation.
  • Assist with ad hoc analyses tied to asset strategy, capitalization, and investment decisions.

Debt, Financing & Cross-Functional Support

  • Support monitoring, compliance, and reporting related to bank debt obligations and public financing structures.
  • Coordinate with internal and external parties to gather information needed for lender, financing, and management reporting.
  • Assist across entitlements, legal, and management functions as needed within a lean team environment.

Qualifications

  • 3–5 years of experience in real estate, finance, investment analysis, development, or a related analytical role.
  • Advanced Excel skills, including the ability to build, modify, and maintain robust financial models from scratch.
  • Strong forecasting and analytical skills, with the ability to think forward through scenarios and sensitivities rather than focusing solely on historical reporting.
  • Understanding of real estate development, investment, or other project-based businesses; experience related to residential land, homebuilding, banking, private equity, brokerage, or similar analytical environments is valued.
  • Bachelor’s degree in Finance, Accounting, Real Estate, or a related discipline.
  • Self-starter with strong ownership mentality, sound judgment, attention to detail, and the ability to work independently in a fast-paced environment.
