Director / VP of Property Management
Build the Platform. Lead the Growth. Own the Results.
A growing owner-operator is bringing property management in-house and seeking a high-impact Director or VP of Property Management to build and lead the platform.
The portfolio currently includes ~600 units, with a clear path to scale to 2,000+ units over the next 2–3 years.
This is a true player–coach opportunity for a hands-on operator who wants to build something meaningful — not just inherit an existing structure.
The Opportunity
In the early phase, you will:

Design and build the internal property management infrastructure (systems, KPIs, SOPs, staffing model)

Lead the transition from third-party to in-house management
-
Directly oversee Property Managers and on-site teams
-
Drive operational performance and own portfolio NOI
-
Establish reporting standards and financial accountability
As the portfolio scales beyond ~1,000 units, you will:

Hire and develop Regional Manager(s)
-
Transition into a more strategic leadership role
-
Build the team and structure to support 2,000+ units
This is an opportunity to run 650 units today and build the platform for 2,000+ tomorrow.
Ideal Background
-
Experience scaling a portfolio from ~500–1,000 units to 1,500+
-
Proven experience building structure/platforms — not just operating within one
-
Full portfolio P&L responsibility
-
Strong operational and financial acumen (occupancy, delinquency, expenses, turns)
-
Experience reviewing T12s, budgets, and variance analysis
-
Background with a growing owner-operator or entrepreneurial firm preferred
-
Typically 10+ years of experience at the Regional VP, Director, or VP level of Property Management
Critical Traits

Entrepreneurial mindset; comfortable building from the ground up

Willing to be hands-on and “in the weeds” for the first 12–24 months
-
Strong communicator across on-site teams, leadership, and ownership
-
Proven ability to manage large, multi-site teams with clear accountability
-
Strong project management skills in a fast-growth environment
-
Clear understanding of the distinction between property management and asset management — and ability to align operations with ownership objectives
