Littleton, Massachusetts

Job TypeDirect Hire
Compensation$100000 - $115000 / yr

Are you the person who notices what needs attention before it becomes a problem?

We are seeking an experienced Facilities Manager to take ownership of facilities operations for a growing, multi-location organization. This is a highly visible, hands-on role for someone who enjoys managing everything from building systems and preventative maintenance to vendors, construction projects, physical security, budgets, and long-term facilities planning.

With continued organizational growth and recent expansion, this is an opportunity to join a stable organization where your expertise will have a direct impact on employees, operations, and future locations.

What You'll Do

As Facilities Manager, you'll serve as the primary point person for the organization's buildings, grounds, equipment, and physical infrastructure. You'll work independently while partnering with leadership, employees, contractors, landlords, and service providers.

Your responsibilities will include:

  • Oversee facilities operations across multiple locations, ensuring buildings are safe, functional, well-maintained, and professional.
  • Coordinate maintenance and repairs involving HVAC, electrical, plumbing, lighting, generators, roofing, elevators, appliances, and other building systems.
  • Develop and manage a comprehensive preventative maintenance program and rolling five-year facilities plan.
  • Lead facilities-related renovations, construction projects, and improvements from planning through completion.
  • Manage contractors and vendors for HVAC, electrical, plumbing, janitorial services, landscaping, snow removal, waste management, security, and other services.
  • Solicit bids, evaluate proposals, negotiate contracts, and monitor vendor performance.
  • Manage facilities budgets, forecasting, expenses, capital needs, and asset replacement planning.
  • Oversee physical security systems, including alarms, electronic access controls, keys, and video surveillance.
  • Serve as the primary facilities contact for landlords and lessors and assist with lease renewals and related negotiations.
  • Ensure compliance with OSHA requirements and applicable building, safety, and security regulations.
  • Identify opportunities to improve energy efficiency and reduce operating costs.
  • Maintain accurate facilities documentation, service records, contracts, and contingency plans.
  • Support procurement and management of facilities-related supplies and services.
  • Respond to urgent facilities issues when necessary.
  • As the organization continues to grow, occasionally travel to support or train Facilities Managers at new or expanding locations.

What We're Looking For

We're looking for someone who combines technical facilities knowledge with strong business judgment. You don't need to personally perform every repair, but you should understand building systems well enough to diagnose problems, determine what needs to happen, select the right resources, and make sure the work gets done correctly.

Qualified candidates will typically bring:

  • Approximately 5–8 years of facilities management, building operations, property management, or closely related experience.
  • Strong working knowledge of building systems, including HVAC, electrical, plumbing, mechanical systems, and preventative maintenance.
  • Experience managing outside contractors, service providers, and vendor relationships.
  • Experience coordinating renovations, construction, or significant facilities projects.
  • Strong budgeting, purchasing, contract management, and cost-control skills.
  • The ability to independently prioritize and manage multiple facilities needs across different locations.
  • Excellent problem-solving skills and the ability to respond effectively when unexpected issues arise.
  • Strong communication and interpersonal skills.
  • Excellent organization, follow-through, and attention to detail.
  • A valid driver's license and ability to travel between locations as needed.

A bachelor's degree is preferred but not required. Candidates with significant facilities experience, technical or trade education, and/or professional facilities or property management certifications are strongly encouraged to apply.

Certified Facility Manager (CFM) or similar professional certification is a plus.

Schedule & Availability

This position supports facilities operating Monday through Saturday, generally between 8:00 a.m. and 5:00 p.m. The Facilities Manager will also participate in on-call coverage for urgent building or facilities issues. Occasional Sunday response may be necessary in the event of a significant facility emergency.

Why Consider This Opportunity?

This isn't a position where you'll simply maintain one building or process work orders. You'll have meaningful ownership of the organization's physical environment and the opportunity to influence how facilities are maintained and managed as the organization grows.

You'll also receive a strong benefits package that includes:

  • Benefits beginning upon hire
  • 11 paid federal holidays
  • 2 floating holidays for birthdays, religious observances, or other personal occasions
  • A stable, professional work environment
  • Exposure to a growing multi-location organization
  • Opportunities to contribute to future locations and expansion

If you're an experienced facilities professional who enjoys solving problems, taking ownership, working independently, and keeping complex operations running smoothly, we'd like to hear from you.
