DIRECTOR OF MAINTENANCE
Our client is a central Ohio leader in the construction, leasing, and operation of apartment communities. Their portfolio consists of 35 communities with over 6400 units with typical community size of 200 to 300 units. This is an exciting opportunity for an experienced residential property maintenance professional to work as Director of Maintenance.
The individual selected for this role will be a member of the Regional Manager Team reporting jointly to the President and CEO. Success metrics and KPI's for this role include turn time and quality, ticket time and bounce back rate, financial success of the Maintenance Division.
Key functions and responsibilities include:
- Staff Management of Technicians, Groundskeepers and Resident Service Coordinators
- Hiring, Coordinating Training/Mentorship
- Oversight of work quality and quantity
- Vendor Relations
- Working with current vendors to ensure quality work, expectations, negotiate pricing and terms, etc.
- Procurement of new vendors as needed.
- Managing Processes required from daily, weekly, monthly, quarterly and annually.
- Including annual budgeting, capital improvements, etc.
- Product Matrix and Review for both existing and new construction.
- Accurate record keeping, inventory management, etc.
- Serving as escalation point for emergencies at properties.
Skills, experience, and characteristics:
- Ten (10) or more years in the multi-family property management and maintenance, with four (4) or more years in management and supervisory roles. Experience overseeing maintenance for multiple properties.
- Exceptional interpersonal and communication skills with the ability to effectively work with Residents, Property Managers, Leasing Agents, Technicians, Groundskeepers, and the Executive Leadership team.
- Strong understanding of financials and how the maintenance function impacts success.
- Accessibility during the off hours to be consulted and /or be on site for emergencies and serve as escalation point as needed.
- Ability to enhance the team environment and collaborate throughout the organization.
- Experience with AppFolio property management suite or similar software. Strong skills with Microsoft Office suite.
