Job Description:
Land Development Manager will lead and oversee all aspects of development through entitlement, and construction processes for all residential projects except acquisitions.
This position requires a person with successful land development experience, strong leadership skills, and a deep understanding of the residential homebuilding.
Responsibilities:
- Strategic Planning: Develop and implement comprehensive land development strategies aligned with the company's growth objectives and market opportunities.
- Entitlement and Permitting: Lead the entitlement process for new residential developments, including zoning approvals, permitting, environmental assessments, and regulatory compliance.
- Financial Management: Oversee budgeting, forecasting, and financial analysis for land development projects, ensuring profitability and cost-effectiveness throughout the development lifecycle.
- Project Management: Direct and coordinate all aspects of land development projects, including site planning, engineering design, infrastructure construction, and landscaping through construction phase handoff.
- Team Leadership: Recruit, develop, and mentor a high-performing land development team, providing guidance, support, and leadership to achieve departmental goals and objectives.
Requirements
- Proven track record of successful land design & development, permitting, and new development projects.
- Strong Project Management leadership with the capacity to inspire and motivate cross-functional teams.
- Excellent communication and interpersonal skills, with the ability to effectively interact with internal and external stakeholders.
- In-depth knowledge of land use regulations, zoning ordinances, and permitting processes.
- Strategic thinker with the ability to analyze market trends, evaluate risks, and make informed decisions.
- Excellent understanding and practice working in legal aspects such as contracts, easements, property rights, and zoning & permitting.
- Strong financial acumen with proficiency in financial modeling and forecasting.
- Proficiency in project management software, financial modeling, and Microsoft Office Suite.
Required Education/Experience:
- Minimum of 10 years of experience in new developments, preferably in the residential real estate industry.
- Bachelor’s degree in civil engineering, urban planning, real estate development, or related field preferred – or – significant years of experience exhibiting successful land development experience.
