The bulk of the properties are office.  They currently have 11 buildings in Atlanta and Charlotte totaling 1.3M SF.  They have 4 building for sale potentially but the goal is to retain the property management of the buildings for sale. They are also in the process of bidding on 6 buildings.  The plan to venture into retail and multifamily within the next 24 months.

 

PROPERTY ACCOUNTING MANAGER

 

A growing Office Real Estate Property Management company in Atlanta is seeking a Property Accounting Manager.  This position will be responsible for overseeing day-to-day accounting activities for the portfolio. Responsibilities will include managing Property Accountant(s), assisting and overseeing financial statement preparation, reviewing and analyzing Balance Sheet accounts, bank reconciliation preparation, entering tenant leases, maintaining relationships with tenants, lenders, vendors and Property Managers.

Duties:

  • Accounts Receivable:
    • Responsible for accuracy and timely rent billing.
    • Responsible for reviewing aging delinquency report.
    • Maintain tenant ledger and work with property managers for collecting delinquent rent.
  • Accounts Payable:
    • Responsible for entering and reviewing the accuracy of invoice coding.
    • Research vendor inquiries. 
  • General Ledger:
    • Prepare monthly, quarterly, and annual accrual financial statements for both internal and external users for assigned properties.
    • Review the general ledger for appropriate account usage, expense accruals and revenue recognition, under GAAP.
    • Maintain Balance Sheet account reconciliations.
    • Work closely with Property Managers for monthly variance explanations, monthly accruals, etc. 

·        Train, mentor, assist and review the work of the Property Accountant(s).

·        Oversee the Fixed Assets spending, including, Tenant Improvements, Leasing Commissions, and CapEx.

·        Meet internal and external reporting deadlines.

·        Coordinate and assist Property Managers with Annual budgets/Reforecasts.

·        Assist with special transactions, including acquisitions, dispositions, and refinancing of properties.

·        Submit reimbursement requests to lender for loan draws and escrow expenditures as required.

·        Prepare/review annual CAM reconciliations.

·        Assist in the annual financial statement audit and tax return preparation.

·        Maintain relationships and communication with Property Managers.

·        Perform other duties as assigned.

 

Requirements:

·        5+ years of experience in real estate/property management.

·        Proficiency in accounting software applications, MS Excel, MS Word, MS Office; knowledge of YARDI Voyager and/or Kardin Budgeting software highly desired. 

·        Working knowledge of legal documents such as lease agreements and loan 

documents.

·        Self-starter with the ability to work independently and balance multiple tasks, priorities and 

deadlines.

·        Excellent verbal and written communication skills with a strong attention to detail.

·        Willingness to work in a fast ­paced, growing and entrepreneurial environment.
