Overview:
We are on the lookout for an enthusiastic and skilled Community Manager dedicated to cultivating a thriving community. In this pivotal role, you will spearhead initiatives to engage, expand, and enrich our community, ensuring a welcoming and positive environment for all members. This position demands a strategic thinker with excellent communication skills and the ability to juggle multiple responsibilities effectively. In this role, you will supervise one or more Assistant Community Manager and Maintenance Technician and maintain working partnerships with local community groups including government officials, law enforcement, and fire safety professionals. You will collect rent and security deposits, make bank deposits, and verify resident income. You will obtain all required program certifications, remain current with compliance and regulatory requirements (e.g., Fair Housing, HUD, TCAC, COS), and ensure property and staff are in compliance. You will complete annual and interim re-certifications accurately and on schedule and assist with the completion of MOR/TCAC reviews.
Key Responsibilities:
- Craft and implement dynamic community engagement strategies to amplify participation and cultivate a vibrant community culture.
- Address community inquiries and feedback promptly and professionally.
- Evaluate community metrics and provide regular insights into community engagement and development.
- Plan and facilitate both online and offline events to enhance community involvement and retention.
- Supervises one or more Assistant Community Manager(s) and Maintenance Technician.
- Maintains a working partnership with local community groups including government officials, law enforcement and fire safety professionals.
- Collects rent, security deposits, makes bank deposits and verifies resident income.
- Ensures timely and accurate re-certifications, both interim and annual.
- Manages delinquent accounts, resident receivables, and petty cash.
- Assists Property Manager with the completion of monthly variance budget reports, annual budget preparation, and monitor fiscal status of the property.
- Markets units in accordance with approved marketing plan.
- Obtains all required program certifications, remains current with compliance and regulatory requirements.
- Completes annual and interim re-certifications accurately and on schedule.
- Assists with completion of MOR/TCAC reviews.
- Participates in staff hiring decisions and conducts site operations for new employees.
- Conducts performance reviews according to policy; meets with staff monthly to provide performance feedback
Knowledge, Skills, and Abilities:
• Tax Credit Specialist or Certified Occupancy Specialist certified or ability to become certified within 6 months of employment at company expense.• Current knowledge of Fair Housing laws; required to pass FHA test within first 60 days.• Demonstrated competence with Microsoft Word, Excel, Outlook and RealPage.• Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.• Must have strong written and verbal communication skills.• Ability to take direction and follow through to achieve measurable results.• Must possess a valid California Driver’s License, auto insurance and reliable transportation.• Commitment to the Mission, Values and Services of company.
Qualifications:
- Associate's degree and 3 years of multi-family residential management experience with a minimum of 2 years Affordable Housing knowledge, or a combination of education and relevant experience.
- One year of supervisory experience.
- Exceptional verbal and written communication abilities.
- Proficiency in building rapport and fostering positive relationships with community members.
- Strong analytical skills to interpret community data and derive insights.
- Creative problem-solving skills and a proactive approach to community challenges.
Preferred Skills:
- Experience in organizing and managing community events.
- Proficiency in multiple languages is a plus.
