Reports to: This role will report directly to the General Superintendent, collaborating closely with the Project Manager and the entire project team to ensure seamless project execution.
Objective: The Senior Superintendent is responsible for the daily oversight and direction of construction projects, ensuring they are completed in accordance with the proposed design and within budgetary constraints.
Supervisory Responsibilities:
- Develop and manage work schedules and assignments.
- Communicate and enforce safety procedures and site regulations.
- Oversee the entire site and manage site staff, including subcontractors.
Key Duties and Responsibilities:
- Develop and implement a cost-effective plan and schedule for project completion.
- Maintain daily reports, logs, files, and shop drawings.
- Communicate project progress and any performance issues to the Project Manager for effective resolution.
- Ensure subcontractor performance aligns with quality and ethical standards.
- Collaborate with team members to prepare preconstruction estimates and budgets for materials and labor.
- Coordinate work activities of tradespeople and communicate instructions through the project foreperson.
- Inspect work regularly for quality and timeliness; prepare progress reports for stakeholders.
- Collaborate with architects, engineers, and other stakeholders to meet specifications and regulations.
- Obtain necessary permits and licenses, and execute construction contracts per agreements.
- Monitor project budget and communicate any variances promptly.
- Implement and manage site-specific safety plans, ensuring adherence to safety protocols.
- Identify and document changes in the field, authorizing field change requests as needed.
- Attend client presentations and meetings as required.
- Perform other related duties as assigned.
Required Skills and Abilities:
- At least 10 years of experience as a commercial superintendent.
- Excellent verbal and written communication skills.
- Ability to work effectively under pressure.
- Strong leadership skills with the ability to coordinate diverse teams.
- Meticulous attention to detail.
- Proficient in reading and interpreting blueprints, drawings, and plans.
- Comprehensive understanding of construction legal requirements and quality practices.
- Strong problem-solving abilities.
- Experience with ComputerEase, Procore, Excel, and Word is preferred.
Physical Requirements: Candidates must be able to see well (with or without correction), coordinate eye-hand movements, fully utilize hands and fingers, and maintain balance on ladders and scaffolding. The role requires stooping, kneeling, crouching, crawling, working at heights, and lifting objects up to 50 pounds. Must be able to navigate construction sites in all weather conditions.
Education and Experience: A Bachelor's degree in Construction Management, Construction Science, Business Administration, Accounting, or a related field is required. A minimum of ten years of experience in the building trade is essential.
