Position Overview
We are seeking a dedicated full-time Property Manager to oversee a portfolio of condominium associations in Central, MA. This role requires strong leadership, organizational, and communication skills to serve as the central liaison between trustees, unit owners, vendors, and the management team. The Property Manager will play a key role in governance, operations, financial stewardship, and community satisfaction.
Key Responsibilities
\nAct as the primary liaison between trustees, unit owners, vendors, and the management team.
\nOrganize, prepare, and distribute comprehensive management reports.
\nAttend and lead approximately three to four trustee meetings per month (often in the evenings), recording accurate minutes.
\nPrepare annual meeting notices and agendas, confirm nominees, and manage logistics.
\nEnforce association rules and regulations consistently and fairly.
\nDraft and send correspondence to unit owners, including notices and violation letters.
\nAddress unit owner requests—verbal and written—in a timely manner.
\nCommunicate daily via phone and email with trustees, owners, and vendors on routine and emergency matters.
\nPrepare and review Requests for Proposals (RFPs) with trustees; solicit proposals for contracted services such as snow removal, landscaping, and maintenance.
\nConduct regular site visits to inspect properties, meet contractors, and evaluate completed work.
\nNegotiate and prepare contracts, review with trustees, and oversee execution.
\nGenerate and manage work orders for maintenance teams and outside contractors.
\nCollaborate with legal counsel to ensure compliance with Governing Documents and Massachusetts Condominium Law (M.G.L. Chapter 183A).
\nManage insurance claims, financial reporting, and invoice approvals to ensure fiscal responsibility.
\nMinimum Qualifications
\nBachelor’s degree or five years of equivalent work experience in community association, residential, or commercial property management.
\nMinimum three years of property or community association management experience (required).
\nProven ability to manage people, projects, and budgets effectively.
\nAdvanced proficiency in technology and familiarity with accounting principles.
\nExperience preparing and evaluating vendor quotes, contracts, and negotiations.
\nStrong verbal and written communication skills, with emphasis on professional correspondence.
\nValid driver’s license (required).
